I’ll show you in a moment, but as someone with over 38 years in the industry completing
in excess of $1.3 billion in developments, let me first crush some of the false myths
you’ve been led to believe about property development…

MYTH #1:

Property Development is Only for the Wealthy

This is a common misconception, yet it’s possible to get started any of
your own money, or on a smaller scale.

For example, you could buy a splitter and subdivide into two lots yourself. Or partner with someone else who has more money.

Make no mistake, anyone can do this…

Age doesn’t matter: you can be 18 or 80.

Ethnicity doesn’t matter: nobody cares if you were born in Australia or immigrated.

Qualifications don’t matter: you can be a mechanic, accountant, cleaner, or candle-stick maker.

Wealth doesn’t matter: rich or poor, you can start from anywhere.

Gender doesn’t matter: both men and women can succeed.

Education doesn’t matter: you can have failed at school or have a PhD.

We’ve helped everyone from 18 to 85 year olds become property developers, from every possible background, who had no prior property development experience or knowledge of construction. All you need is a system to follow.

MYTH #2:

Property Development is Too Risky

This is one of the biggest misnomers.

Truth is, with careful planning and execution, it can actually be a low-risk venture, because you’ve got a 20% buffer.

This means if it costs you $500,000.00 to develop a property, you’ll sell it for $600,000.00…

And collect a $100,000 profit.

It also means in the extremely unlikely case you wake up one morning and the market had dropped 20% overnight…

You wouldn’t lose money. You’d break even. Let’s crunch some data:

As you can see, the normal investor who buys the property for $700,000 at a total cost of $730,000 including stamp duty.

If the market dropped by 20%, it would mean they’d spent $730,000.00 yesterday, only to wake up today and see it worth $560,000.00 – a loss of $170,000.00.

As a developer, you’re buying wholesale, which means it’s actually far less risky than everyday property investing – particularly if you do your homework upfront, plan your project carefully, and have a solid business plan and understanding of the market you’re entering into.

MYTH #3:

It’s Difficult to Access Money for Property Development

While it can be difficult to access money from banks at times (which are the cheapest and have the toughest lending requirements), there are many different ways to get the funding you need.

Non banks are often a better option. Sometimes you can even get no doc loans, which (contrary to popular belief) didn’t disappear with the GFC.

And of course, there are cohorts of people everywhere who love property. Go to property events or tap into the networks of finance brokers, and you’ll find plenty of people who would love to fund you on the right deal for a cut of the action.

We have students doing up to six projects at a time purely using investor funds – without using a cent of their own money.

When we first met, they had no capital for their own project, had never owned
a property before, and had no previous knowledge about property. However
they are now well into their first project in a no money down deal, after using
my creative strategies playbook.

There’s also Greg Bohisen…

Within 6 months of becoming a mentoring student, he was DA approved. And within 18 months he was building 5 x two-storey townhouses on a block of land less than 5kms from the CBD. Together with his family, they are looking at a $600k Profit Within 24 Months. Make no mistake – the right education and mentoring really is the difference that makes the difference.

Take Susan Campbell for instance…

When we were introduced, she had one investment property. Yet within the space of 18 months, via using my property development methodologies, systems and strategies. her portfolio is now over $900,000.00 (and growing!) and all properties have positive cash flow.

We could go on.. The reality is to make money at any stage all you need to do is follow these 3 rules:

RULE 1: Perform conservative and thorough financial feasibilities.

Don’t assume any growth in sales values over the project and make sure you perform some “what-if” calculations (technically called sensitivity analysis) to make sure the project can absorb certain curve balls such as construction cost escalation, higher interest rates, and slower sales rates etc.

RULE 2: Develop a product that is in demand with a point-of-difference to the competition

Be aware of pipeline projects (projects submitted for council approval) and current sales rates in your chosen area and develop what is most in demand and least in supply (whether that be apartments, land or townhouses). Also include some economical design features or inclusions that set your project apart from the pack.

RULE 3: Ensure you have financial contingencies.

Like any investment strategy, it’s advisable to not overextend yourself and to ensure you leave yourself a financial buffer. This is particularly the case for property development. Confirm your borrowing capacity with a financier or finance broker and make sure you work well within your borrowing capacity when selecting what size project to perform.

When you follow these rules, you’ll be well-positioned to profit from property development in all market conditions.

For instance, here’s some more examples of the results my students have achieved.

In each case, this is their first project. And in three of these examples, they put in no money of their own using creative finance strategies I teach:

Make no mistake. Anyone with the right training, application and will to succeed can do this.

It doesn’t matter if you are six foot four or four foot six, fifty kilos or one hundred and fifty kilos, fifth generation or new citizen, high school dropout or with double degrees, independently wealthy or just independent – you can learn to be a successful deal maker and developer.
